Inspections and Appraisals

The closing agent investigates the property’s recorded history to certify that the title is free of encumbrances and that any new encumbrances are properly accounted for.

Contingencies

Contingencies are conditions that must be met before a contract becomes binding. For example, a buyer may include a contingency stating that the contract is binding only after a satisfactory home inspection report.

Buyers thoroughly review property documents, preliminary title reports, and conduct inspections to assess property condition. Depending on the outcomes, contingencies are either resolved, or buyers may request renegotiations, typically concerning the price.
