Closing Day
As you approach the closing date, there are a few important loose ends to tie up:
Final Walk-Through Inspection: This formality takes place just before or on the closing day. The buyer verifies that everything is in working order and that the property matches their previous viewings.
Cancellation of Home Services and Utilities: We provide a list of contacts to assist with terminating home services and utilities after the closing.
Being Prepared: Unexpected issues may arise even at this stage. Whether property items break down or the buyer’s loan experiences delays, we’re here to manage any challenges efficiently and with minimal stress.
The Closing:
When it comes to the closing, the closing agent will provide a settlement statement summarizing all financial transactions. The buyer(s) will sign this statement, and then you, as the seller, will also sign, along with the closing agent, certifying its accuracy. If, for any reason, you are unable to attend the scheduled closing, arrangements can be made based on the circumstances and notice that we receive. If you are set to receive funds from the transaction, you have the option to have them wired electronically to your financial institution account. It’s essential to coordinate with the closing agent to ensure a smooth transfer of property keys and any other crucial information to the new purchaser during the closing.

Closing Costs for Sellers:

- Capital Gains Tax: As the seller, you are responsible for paying the Capital Gains Tax, currently set at 4%. This tax is calculated on the property’s increased value from the time of purchase to the time of sale and is payable to the Honduran Government.
